Property Search

Based on the criteria provided, your lead agent will conduct a property search starting with Hamilton May’s extensive database of sellers which includes both online offers and exclusive ‘off market’ properties from sellers working discreetly with our agency. If required, a wider market search will be conducted through our network of premium agencies to ensure no stone remains unturned.

Viewings

After presenting a list of options, your lead agent will work together with you to focus offers of interest into a ‘short list’ for viewing. Arrangements will be made with each seller to view the properties at a convenient time and in a structured manner to save you time and effort. During the viewings, your lead agent will present the properties providing detailed information and feedback to help the decision-making process, allowing you to draw conclusions and move forward with your search.

Offers and Negotiations

Our job is to help you secure the property of your choice and your lead agent will stand for your interests when it comes to making offers and negotiating an agreement with the seller. Using our expertise your agent will provide you with guidance about how best to handle talks and will provide feedback at each step of the way, to help you achieve the desired outcome. Having the support of a skilled negotiator can save you time and money and our team are ready to help you.

Legal Preparation

Once the terms of the sale are agreed, your lead agent sets to work organizing all documentation required to complete the sale. A draft of the sale agreement will be prepared by the selected notarial office and a date set for signing. At any stage we can connect you with our network of established professionals including mortgage brokers, legal & tax advisors, translators and fit-out companies to cover any other services that you may need.

Signing and Handover

Our support doesn’t end in the successful signing of the sales agreement. Your lead agent will remain at your disposal until the transfer of the property and will manage the handover protocol, detailing the condition and seller’s obligations and tying up the remaining loose ends.
