Your enquiry will be allocated to a lead agent in Hamilton May’s leasing team, who will be your personal advisor for your search. To begin with, your lead agent will reach out to you to fully understand your needs as a potential tenant, with the aim of singling out properties that fit and to eliminate properties that are not suitable.

Property Search

Once a clear picture of your needs has been established, your lead agent will carry out a property search by initially reviewing Hamilton May’s substantial database of rental properties. This includes both published listings and ‘off market’ offers sourced via landlords who prefer to work discreetly through our agency. If necessary, a wider market search will be executed to include our network of premium agencies to ensure all viable options are presented.

Viewings

For maximum efficiency, your lead agent will work with you to target your search into a ‘short list’ of options. Arrangements will be made with each property owner to view the properties at a suitable time and in an organised manner (including transportation if needed) to save time and effort. Each property will be presented in a detailed manner and questions answered to help you make the right decision and move forward with finding a the right rental property.

Offers and Negotiations

Finding the right property is a step forward, however, there is still work to be done to negotiate the agreement and to secure the lease. You lead agent works for your interests and will use their expertise to provide guidance about placing an offer and negotiating the best terms. Having the support of an experienced negotiator with local market knowledge can help you achieve the desired outcome and save you time and money.

Signing the Lease Agreement

Once the lease terms have been agreed with the property owner, your lead agent will draw up the lease agreement for your convenience. Our draft agreements are prepared by a legal professional to protect the rights of both parties and can be prepared in dual language versions when required. If you require additional legal assistance at this stage, we have partner legal offices to whom we can refer you.

Handover and Ongoing Support

Your lead agent will organize the handover of the using a standardized handover protocol which details the condition of the property and delivery of items such as keys. If you lease one of our managed properties, you will benefit from ongoing support from a dedicated property manager who will liaise between you – the tenant and the landlord.
