Initial Consultation

Your enquiry will be allocated to a lead agent, who will be your dedicated point of contact at Hamilton May for selling your property. As an initial step your lead agent will consult with you to further understand your needs and provide more detailed information regarding our scope of services.

Valuation

We conduct hundreds of valuations each month and your lead agent will use their expertise and local knowledge to provide you with a realistic price at which you can sell your property. We consider factors such as other comparative sales in the area and unique features of your property when establishing the value.

Legal Preparation

We recommend organizing paperwork early on, so that the property is fully prepared for sale. Your lead agent will request and verify the legal status of the property and ensure that there are no potential obstacles. At this stage you will also be requested to sign a representation agreement with Hamilton May to set out the terms of co-operation.

Marketing Materials

Our team will set to work to prepare your property with the aim of presenting it in the best possible light. Your lead agent will request a full set of details to prepare property listing and to be ready for questions from potential buyers. Our standard service includes a professional photo shoot for which the property should be readied.

Going to Market

When the time is right, we will go live with your property, switching it on across multiple marketing channels including Hamilton May’s exclusive website, making it visible to a large and targeted audience. Simultaneously your offer will be presented to buyers already registered in our database with matching criteria.

Arranging Viewings

Viewings of your property will be arranged in advance providing you with notice to prepare and at convenient times to limit disruption. If you’re not available to attend the viewings, just leave it with us using our trustworthy key holding service, and we’ll take care of everything.

Offers and Negotiation

Offers on your property will be followed up by phone and email confirmations. The terms of the offer will be presented, such as the price, finance method and timings. Your lead agent will provide guidance and support during negotiations to help you make the right decisions.

Sales Agreement

When you accept an offer on your property, the next step is to draw up a sales agreement using a notary. Hamilton May uses trusted notaries within our network and we can also recommend legal advisors, if required. In many cases a preliminary sales agreement is signed, followed by a final agreement, however, is some cases, such as cash buyers, only the latter is required. Your lead agent will support you throughout the notarial process to ensure your interests are protected.

Completion & Handover

The sale completes on signing the notarial agreement and of receipt of funds by the seller and subsequently the new owner is registered on the property through the courts. Our support continues to ensure the buyer meets their contractual obligations, to hand over the property and to tie up any administrative issues related to the sale.
